We feel we offer several unique advantages in the sale or acquisition of southern timberlands:
- Our forty years of experience in this field means that we know the people to talk to; we generally know who is "real" and who is not, which properties are worth pursuing and what techniques work.
- A special advantage we can offer is that one of our foresters was for 14 years in charge of all southern land sales, acquisitions and leasing for one of the largest forest products companies in the nation. This type of experience cannot be easily duplicated.
- Possibly our most unique advantage is that in recent years Bennett & Peters has developed specialized, proprietary computer programs which greatly enhance our ability to assist potential buyers and sellers of timberlands. Our Forest Management Planning Model (FMPM) can "grow" forests, using state-of-the-art biological models, manage the forest through time and analyze the financial returns produced. With this computer package, a potential buyer or seller can know, in a fairly short period of time, what can realistically be paid for a forest property given a certain set of financial assumptions. The output of the FMPM includes future volumes harvested, acres regenerated, gross income, management costs, ad valorem taxes, depletion, income taxes and net cash flow. Summary output includes net present value (what a buyer can afford to pay for the property) and internal rate of return on investment.
